North Shore Market Update: Q3 2026

The third quarter of 2026 brought a welcome uptick in inventory across the North Shore, with active listings in North Vancouver climbing roughly 12% compared to the same period last year. Despite the added supply, benchmark prices for detached homes have remained remarkably stable, dipping less than 1% quarter over quarter.

West Vancouver's luxury segment continues to show resilience, particularly for updated homes with view exposure in Dundarave, Ambleside, and the British Properties. Well-priced, move-in-ready listings are still attracting multiple showings in the first two weeks.

For buyers, this modest inventory growth means slightly more room to negotiate on days-on-market and subject-free conditions than we saw in 2024 and 2025. For sellers, pricing strategy matters more than ever — homes priced realistically from day one are outperforming those that test the market high and chase it down later.
